The developer fact sheet describes the sky villas and penthouses as entire-floor residences, so the elevator opens into your own foyer and every window on the floor belongs to one home. The towers rise 62 stories, about 750 feet, which places the top floors among the highest oceanfront homes in South Florida. From that height the view reaches up the coast toward Fort Lauderdale and south past Bal Harbour to the Miami skyline.

South Tower
In the south tower, the fact sheet lists sky villas and penthouses from about 6,600 to more than 10,000 square feet, above residences of two to five bedrooms. When the north tower launched in February 2024, the developers reported that a penthouse in the south tower had sold for $55 million, one of the highest prices recorded in Sunny Isles Beach. Around the same time, penthouse PH 5901 was reported on the market at $36 million.
North Tower
The north tower introduced two-story, full-floor penthouses with private pools. Published figures put the north tower’s five-bedroom penthouses at about 7,650 to more than 10,000 square feet. Two-level layouts allow a separate entertaining floor, with living, dining and terrace on one level and bedrooms on the other, connected by a private stair.

Pricing and How St Regis Sunny Isles Penthouses Are Sold
Penthouses are priced one by one rather than from a standard list. For reference, the September 2, 2026 north tower list topped out at $19.9 million for a 6,769-square-foot five-bedroom residence, about $2,940 per square foot, and penthouses generally trade above the per-foot price of the floors below them. The $55 million south tower sale shows where the top of the building has already traded.

The north tower contract schedule calls for 15% at signing, 15% six months later, two further payments of 10% a year apart and 50% at closing.
